Developer pitches 56,000 square-foot shopping center in Wading River

A  developer is proposing to build a 56,000 square-foot shopping center on Route 25A in Wading River, just east of the CVS pharmacy.

The proposal, named Central Square at Wading River, calls for a 31,000 square-foot medical office or retail in two buildings, a 16,000 square-foot two-story office building, a 145 seat restaurant which would be about 5,000 square feet and a 4,000 square-foot bank, according to Riverhead Town planner Theresa Masin.

Ms. Masin said the planning department is urging the developer, William Zoumas of Wading River, to amend the application so the buildings are closer together, nearer to the road and surrounding a green space that fronts Route 25A. Under the current plan, the five buildings would be separated and situated toward the back of the property.

About half the 17.8-acre property is zoned commercially with the back half being zoned residential, according to Ms. Masin. She said the developers are proposing to use the development credits from the residential portion of the land to increase the permitted building density on the commercial section.
