Where are homebuyers who are new to the North Fork coming from? How much of it is New York City and how much of it is elsewhere?

Cibulski: The homebuyers are traveling in from New Jersey, Connecticut and New York City, but also from nearby bedroom communities. There appears to be a three-hour radius of travel time for our second homebuyers and vacation rental travelers. Just far enough away to feel like a vacation, but close enough to take advantage of the region throughout the year.

Uhlinger: I see many from Brooklyn as well as the south shore in Nassau County.

Clarry: I’m seeing a lot from the tri-state area, but also from Europe.

Moore: On Shelter Island we see many customers come from Manhattan, however, they also come from Long Island, Connecticut and New Jersey.

Thomas: Believe it or not, many of our buyers (in the Wading River area) move within 12 miles from their previous residence. We are also getting lots of buyers from Nassau County, especially in the senior communities.
