What is your view of the current local real estate market?

Millie Thomas, Landmark Realty, Wading River: This year our market seems to have gotten a late start with the bad winter conditions. Therefore, the spring selling season was short. I do predict that the local prices will be going up, but slowly.

Thomas Uhlinger, Douglas Elliman, Mattituck: Yeah, it’s on an upswing, but not a fast one. Certain price breaks are moving rapidly. Inventory is building in Southold Township.

Ike Isreal, Richmond Realty, Riverhead: Our market right now is trying to improve. We are definitely stable. Deals are happening every day, buyers are realizing that the market is improving and they are coming off the sidelines into the game. Sellers are seeing more activity and it’s causing properly priced properties to sell very quickly.

Penelope Moore, Saunders & Associates, Shelter Island: The real estate market on Shelter Island has been rising steadily since last summer, with many properties that had been on the market, in some cases since before the downturn having sold. In nearly every category there have been strong sales.

Jerry Cibulski, Century 21 Albertson Realty, Southold: It is very active with homebuyers who are taking notice of the region and are looking within their budgets for homes that fit their taste and lifestyle.

On picture-postcard-pretty Village Lane in Orient, residents worried not long ago about the fate of one of the street’s genuine treasures — a simple but handsome Cape Cod house that may date as far back as the 1700s.

Neighbors watched with dismay as the front stoop of the house at No. 1780, in the heart of the hamlet’s prized National Historic District, disintegrated — one of them repaired it gratis — and a covered porch tilted so precariously that the owner had to remove it. (more…)

When Lori Guyer was selling her Southold home earlier this year, she placed a large bowl of green apples on the counter in her neutral-colored kitchen and scattered books about the North Fork throughout the house.

She then removed all evidence of clutter, made sure the windows sparkled and staged each room to look as bright and open as possible. Small pops of color in the form of accessories like small throw pillows and picture frames were peppered strategically. Fresh flowers and an herb planter also adorned the home.

When the house sold, she left behind the North Fork books, including Southold PTA cookbooks, as a housewarming gift for the new owners.

Ms. Guyer, who owns White Flower Farmhouse, a home furnishing and antique store in Southold, said she believes staging a home simply helps buyers envision themselves in the space more easily.   (more…)
